Enjoy peaceful waterfront from our private dock, perfect for relaxing, fishing, or tying up your boat. We have all kinds of fun activities to enjoy during your stay. Explore the Cove or nearby Lake Anna State Park with complimentary kayaks and paddle boat, play a competitive game of corn hole, or roast some marshmallows under the stars in our brand-new fire pit patio. HOME SWEET HOME! Our home is super cozy and has a TON of natural light thanks to the large, floor-to-ceiling windows. We have a comfortable sectional in the living area with a 70” Roku smart tv to stream your favorite shows, as well as a wood-burning fireplace, which is perfect for a movie night. We have a large kitchen and an 8-person dining room table with an additional 2 seats at the kitchen island; perfect for large groups, or the entire family. There is a dedicated workspace upstairs, perfect for remote work. We have a screened-in porch right off the kitchen with a cozy loveseat and hanging swinging chair that is perfect for morning coffee and decompressing after a long lake day. Enjoy grilling delicious BBQ on the new propane gas grill, dining, or just soaking up the views on the furnished wrap-around deck. Perhaps read a book or take a nap in the hammock. We also have a beautiful, newly finished basement that has an entertainment area with convertible pool table, ping pong table, and dining table. You will also find the "Pigeon Cove Hideaway" in the basement complete with lounge furnishings, shuffleboard, tv, and fireplace. Just outside you will find our brand new patio complete with hot tub, fire pit and lounge area, which is perfect for taking in those gorgeous Lake Anna views with your friends and family. COZY BEDROOMS: The gorgeous master bedroom, appropriately named "Lakeside Retreat," is on the main floor with its own en suite, newly remodeled, full bath. It has a comfy king bed, huge and bright windows, smart tv, and private access to the wrap-around deck. The first bedroom upstairs, dubbed "Lake Anna Aerie" is a nod to the amazing eagle's view it offers. It undoubtedly has the best view of the lake in the house, a king bed, and a spacious closet. The second upstairs bedroom, "Cove Overlook," has a queen size bed, as well as a twin daybed with twin trundle bed. It has great views overlooking Pigeon Cove and the lake. Together, "Lake Anna Aerie" and "Cove Overlook" share another newly remodeled full bathroom. The finished basement has a large bedroom, which we lovingly refer to as "Gathered Dreams," which comfortably fits a full size bed, a twin over full bunk bed with twin trundle, and another twin over twin bunk bed. There is another full bathroom downstairs, as well. There is also a fold-down sofa bed in the Pigeon Cove Hideaway. DOG LOVERS: We love well-behaved dogs! Feel free to bring up to three pets of any size for no additional charge.

Due to high demand for this property, we are unable to offer early check-ins or late check-outs. A $500 fee will apply for violation of this rule. By booking, you agree to the following Lease Agreement terms and conditions: 13789 Eagle View Lane, Spotsylvania VA 22551 Owner of the above-cited property does hereby agree to lease to Renter who in turn agrees to lease the property from the Owner under the following terms and conditions: 1. Renter shall not be entitled to possession of the property unless and until total amount owed has been paid to the Owner. 2. At least one member of the Renter’s party must be 25 years of age or older. 3. The total amount owed is based upon a maximum of 16 people. No guests in excess of this maximum shall occupy the property. If a violation of this maximum is discovered, there will be either (1) an additional charge of $500 or (2) an immediate termination of the occupancy of the property by Renter with a charge for the entire total amount owed and loss of security deposit. The Renter may ask the Owner for an exception PRIOR TO MAKING A RESERVATION. 4. An access code will be provided prior to rental, which is used throughout your stay. Check-in is 4:00PM and checkout is 11:00AM. Due to high demand for this property, we are unable to offer early check-ins or late check-outs. A $500 fee will apply for violation of this rule. 5. If Renter is denied access to subject property, and thus unable to take possession thereof by the time prescribed, Owner’s liability shall be limited to the return to Renter of all monies paid on account and this Lease Agreement shall be cancelled without any liability to Renter, Owner, or other party. 6. Home furnishings and amenities are provided as a courtesy by the Owner. If you encounter any issues, please contact the Owner immediately and every reasonable effort will be made to promptly address the issue during your stay. Please do not move or disassemble any household items or furniture. A $300 fee will apply for violation of this rule. Should the hot tub be contaminated and require refilling, a $500 fee will apply. 7. No money will be refunded for unfavorable weather conditions or for power outages, which are beyond the Owner’s control. If bad weather is predicted during winter months, a four wheel drive vehicle or tire chains are recommended. 8. Opening, closing, and operation of public facilities is at the discretion of those organizations and the Owner is not responsible for their availability or operation. 9. Housebroken and well-behaved dogs are permitted. Sorry, but no cats or other pets are allowed. Renter agrees to pay the cost of having the property de-fleaed and/or de-ticked by a professional exterminator if determined to be necessary by the Owner. Please also clean up after your pets should they go to the bathroom in the yard. If the cleaning crew is required to pick up your pet’s excrement it will result in an additional charge of $30. 10. There is absolutely no indoor smoking permitted. Any signs of indoor smoking will result in a $250/hr cleaning charge (minimum 2 hours). 11. The propane tanks will be checked periodically. However, there is no guaranty that the tanks will not run out. There is a spare tank located on the side of the house near the steps coming down from the wrap-around deck. 12. Snow and/or ice removal (of the driveway, porch, etc.) is not included, but can be provided at an additional charge upon the Renter’s request. For the Renter’s convenience, a snow shovel is provided in the laundry room and ice melt is located under the sofa in the screened porch. 13. Please be a respectful neighbor. Quiet hours are from 10pm to 8am. Do not engage in illegal activity. Limit parking to the house driveway only. 14. There is no operational telephone available at the property. The Renter shall be responsible for bringing a mobile phone should they desire to make phone calls. 15. Renter will be billed for any charges incurred due to failure to follow the Checkout Instructions below: (1.) Please leave all used beds unmade and used towels on the bathroom floor. (2.) Please load all dirty dishes and start the dishwasher before you depart. (3.) Please remove and discard all items from the refrigerator and freezer. (4.) Please ensure all trash is bagged and placed in the outdoor trash containers. Please have your trash out before 7:00 AM on Wednesdays. ** If you have excessive trash that does not fit in the containers, please take it with you or contact the Owner prior to the end of your stay.** Broken down cardboard may be placed under the container lid or next to the container for recycling. (5.) Please turn off all lights. (6.) Please lock all windows and doors. 16. Items left behind by guests, if found and requested to be returned within 48 hours, can be shipped for a charge that is dependent on the requested shipping method and packaging, as well as a service fee. 17. The Owner makes no warranties, guaranties or representations regarding the security of the property or the community, and any such warranties and representations, whether expressed or implied, are hereby disclaimed. Renter hereby agrees and acknowledges that Renter shall have the exclusive responsibility for their security and for protecting the property and the Renter from crime, fire, and other danger. 18. The Renter shall not deliberately or negligently destroy, deface, damage, impair or remove any part of the property or permit any person to do so whether known by Renter or not. Renter promises to surrender the property peaceably and without delay, in as good or the same condition as at the commencement of the rental, reasonable wear and tear, acts of God and/or other causes over which Renter has no control, excepted. If this is not done, the renter is financially responsible for any damage to the property and costs incurred due to late departure. 19. Our privately owned drive serves a handful of houses, aside from Pigeon Cove, to provide access to their waterfront homes. Our home is tucked away in wooded seclusion, a 1/2 mile drive from the main road.

Guest access

Enjoy easy access to a stress-free getaway with keyless entry to your waterfront retreat. There is free parking in our private driveway, which can accommodate up to 10 vehicles depending on size. Parking is limited to the house driveway only. You have free reign of the entire property (all 6+ acres!), but please respect any locked spaces, as well as the attic crawl space, which are not for guest use.

We had an absolutely fantastic experience staying at this Airbnb for our daughter's 16th birthday celebration! The house was perfect for hosting a group of ten girls. The Wi-Fi was strong and reliable, which kept everyone happy. The house was extremely clean, with every room looking spotless and well-maintained. The host was incredibly responsive and helpful, answering all our questions about the hot tub promptly and making sure we had everything we needed. One of the best surprises was discovering that the house had even more amenities than were listed, which made our stay even more enjoyable. The space was spacious and comfortable, making it the perfect place to celebrate such a special occasion. Overall, it was a wonderful experience, and we highly recommend this Airbnb for anyone looking for a clean, well-equipped home with a fantastic host!
